Ø    The List Of Important Documents Usually Required

«     Society Registration Certificate
            All Co-Operative Housing Societies Are Registered Under The Maharashtra Co-Operative Societies Act 1960 Or The Earlier Act.
            The Deputy Registrar Or The Assistant Registrar Of Co-Operative Societies Of The Applicable Area Ward/Area Issues A Certificate Of Registration.

«     Bond Executed By The Present Members Of Managing Committee U/S 73(1ab)
Execution Of The Bond Is Mandatory Under The MSC Act, 1960, Within 15 Days From The Date Of Assuming Charge Of Office. Failing This They Have To Vacate Their Offices.

«     List Of Members Including Associate Members Showing –
(a)    Date Of Joining As Member/Associate Member
(b)    Flat No. With Carpet/Built-Up Area
(c)    Date Of Agreement For Sale
(d)   Share Certificate No. /No. Of Shares Held

«     7/12 Extract
                The Tahsildar Or The Concerned Land Authorities Issues This Document Giving Details Such As The Survey Numbers, Area And The Date From Which The Current Owner Is Registered As The Owner.

«     From No.6 From Revenue Office
      The Tahsildar Or The Concerned Authorities Issues This Document Giving Details Such As The Survey Numbers, Area And The Date On Which Such Entries Are Made In The Diary Of The Department. These Are Commonly Known As Mutation Entries. The From Also States How The Name Of The Present Owner Has Appeared In The Revenue Records.

«     Conveyance Deed
         This Is A Deed Document By Which The Title Of The Property Is Conveyed By The Seller To The Purchaser. This Document Will Help To Ascertain Whether The Property In Question Is On Land Belonging To The Society/Builder/Development Authority In Which The Property Is Located.

«     Search Report For Past 30 Years From Property Investigator
      The Title Certificate Is Issued By An Advocate After Conducting A Search On The Title Of The Property. It Is Mandatory For The Developer To Annex A Copy Of This Report To The ‘Agreement For Sale’ With The Purchaser Of The Flat/Unit. This Document Would State Whether The Title Of The Property Is Clear, Marketable And Free From Encumbrance.

      The Office Of The Sub-Registrar Of Assurances Issues This Document. It Mentions The Name Of The Sellers And Purchasers And Gives A Brief Description Of The Property In Respect Of Which The Document Is Registered.

«     N.A. Order
The Order By The Collector Of The District For Grant Of Permission To Use The Land Concerned For Non-Agricultural Purposes.

«     Latest Property Card
         This Shows Both The Area And Plan Of The Plot
