The Initial Work of Architect/Project Management consultant



                    (a)  To survey the Land and Building of the society

  (b)  To obtain information as to the conveyance of the Land and building in Favour of the society

  (c)   To obtain information about availability of FSI/TDR based as the prevailing Rules & Regulations of government and as per type of ownership of   
          Land, Rules & regulations of MHADA/SRA/BMC if the Land comes under these categories.

  (d) To prepare a realistic Feasibility Report after considering suggestions, recommendations, objections and directions of members as of the society  made by them in the Special General Meeting. Also to give details about available area for residence purposes, commercial, open space, garden, parking and other specifications regarding construction of the building.
                     The Project Management Consultant/Architect should submit within two months from the date of appointment, the Report to the committee of the      society. The Feasibility Report normally considers;
·         Technical Feasibility
·         Financial Feasibility
·         Benefits of redevelopment
·         Disadvantages of Redevelopment
·         Amenities
 
v     An appointment letter to Architect/Project Management consultant
The Secretary of the society will give within fifteen days from the date of Special General Meeting the appointment letter to the selected architect and the project management consultant. The Committee will enter into a contract with an architect and project management consultant based on the terms and conditions and scope of work as approved by Special General Meeting.

v     Action after obtaining Feasibility Report
Ø      Special General Body Meeting
On receipt of the feasibility report, the secretary of the Society shall convene a special General Meeting, of the members to consider the Feasibility Report of Architect/project management Consultant.
·    Notice shall indicate the date, time and place.
·    It shall be displayed on the Notice Board of the society.
·    The said notice shall also intimate to the members that copy of the said report is available at the office and the said report shall be kept for inspection in the office for 8 days before the date of the Special General Meeting.
·    The notice intimating availability of report shall also invite suggestions on the report within eight days of the date of notice.
·    The acknowledgement of notice by members shall be kept in the office of the society.
·    The secretary of the society shall send 7 days before the date of the Special General Meeting, suggestions received from members to the
   Architect/Project consultant for their consideration.
·    The Architect/Project Management Consultant will be invited, to the Special General Body Meeting.
·    Video recording of the meeting has to be arranged

Ø      Approval of Feasibility Report
The Special General Meeting will consider the suggestions and recommendations received from the members along with the opinions expressed by the Architect/project Management Consultant, and after a detailed discussion on the related matters and after incorporating the required corrections, the Feasibility Report will be approved by the majority.

The above Special General Body Meeting will also fix the date of the next meeting for considering and finalizing the tentative draft of tender and tender notice.
